HOW  TO  TRANSFER  MAILO LAND

Land ownership in Uganda requires transfering a land title from one owner of the mailo land  to the name of the land buyer of the mailo land, this process is known to some but is unheard of to others. Being that this is one of the services we provide at Walisa Property Agency for those with a real estate investment, below are some of the procedures we follow during the land title transfer process;

STEP  ONE;

You must have the following;

      -  A  land transfer form which will be availed to you at Walisa Property Agency

      -  Two consent forms

      -   Photocopy of the duplicate of the land title which is undergoing transformation

      -   Two authentic passport photos of the buyer of the property and the seller of the property

STEP TWO;

Then at valuation division, the following takes place;

      -  The property or land is assessed at market value so the 1 % stamp duty can be paid

      -   After 5 days, you can go ahead and check to collect the assessment of the property or land

STEP THREE;

At this step some payments have to be made;

       -  The applicant who wants the property or land transfer pays the stamp duty and registration fees in the bank.

           He or she then gets a transfer form which has been embossed by Uganda Revenue Authority (URA).

STEP FOUR; 

At this step, submission of required documentation takes place;

       -  All documentation including Duplicate Certificate of Title, Receipts and Photocopies of all documents are submitted to the Mailo

          Registry.

       -  The photocopy of the documents is stamped ' Received ' .

       -   After 10 working days, the applicant can check to collect the land title.

STEP FIVE;

At this step, the following takes place;

       -  Present identification documents and the photocopies to collect the duplicate certificate of land title.

       -  Sign for the land title. The Photocopy is stamped 'Returned' on completion.

Last but not least, these are the fees paid at the Ministry / District and they are stated below;

       -  10,000 Uganda shillings for Registration Fees 

       -   5,000 Uganda shillings for Company Seal.
